WHAT DOES PROFESSIONAL EXTERIOR CLEANING ACTUALLY COST?

There is no honest flat rate for cleaning a building — the real price depends on height, access, surfaces, and soil level. Here is what actually drives the number on your quote.

What Does Professional Exterior Cleaning Actually Cost?

Every week we hear some version of the same question: what does it cost to clean a building? And the honest answer is that any number given without seeing the property is a guess. Exterior cleaning is priced the way any skilled trade is priced — by what the job actually takes. Here is what goes into that math, so the quote you receive makes sense.

The Five Factors That Drive the Price

  • Height and access. A single-story ranch and a five-story hotel facade are different worlds. Taller properties used to mean scaffolding, lifts, and rope crews — which is why high-elevation work was historically expensive. Drone-assisted access removes most of that cost, which is exactly why it has spread so fast.
  • Square footage and surface mix. Roof, siding, glass, and concrete are each measured and cleaned differently. A property with four surface types takes a more careful plan than one with a single facade.
  • Level of soiling. A first clean after a decade of growth takes materially longer than a maintenance clean every year. The first visit is an investment; every one after it costs less.
  • Water and site logistics. Remote properties may need water hauled in; downtown sites need planning for runoff, pedestrians, and parking. Logistics show up in the price.
  • Frequency. Properties on a recurring program pay less per visit than one-time cleanings — the schedule is the discount.

Why the Lowest Bid Is Usually the Most Expensive

A cleaning that strips shingle granules, forces water behind siding, or scars fresh concrete does damage that costs far more to repair than anything saved on the bid. The right question is never just what does it cost — it is what method will you use on each surface, and can you prove you are insured. A professional answers both without pausing.

How We Quote

We walk the property with you, assess every surface, and put together a plan that names the method for each one. Then you get a straight, itemized price — no surprise line items, no per-hour creep, and no pressure. The estimate is free, and after it you will know exactly what your property needs and what each part costs.
