NEW BUILD, DIRTY BUILDING: WHY FRESH CONSTRUCTION NEEDS EXTERIOR CLEANING

Construction dust, runoff stains, and efflorescence can make a brand-new building look old within months. Here is what to clean before the handover photos.

New Build, Dirty Building: Why Fresh Construction Needs Exterior Cleaning

There is an odd truth in construction: nothing looks weathered quite like a brand-new building. Give it one rainy spring without a cleaning plan, and the dust film, runoff stains, and mineral deposits start making a two-month-old property look like it has seen a decade.

What Shows Up First on a New Property

  • Construction dust. Fine dust from sawing, drilling, and grading settles onto glass, siding, and light fixtures and turns into a gray film that rain streaks down the facade.
  • Runoff and downspout staining. New sites drain differently before landscaping and grading fully mature, so fresh concrete often wears dark or rust-colored staining from the first heavy rains.
  • Efflorescence. Those white, powdery deposits on new concrete and masonry are salts migrating out of the material as it cures. They are normal — and they are removable.
  • Tire tracks and mud. Equipment traffic leaves its mark on walks and drives long after the crews leave.

Why Method Matters More on a New Building

A new property is at its most vulnerable. Fresh paint, stucco, and sealers have not fully cured; new concrete is still gaining strength in its first months; glass may still carry construction film. High pressure at the wrong moment can damage surfaces that would not need replacement for decades — which is why a new build deserves the same surface-by-surface assessment as a historic one. Soft washing for delicate and fresh surfaces, pure water for glass, careful surface cleaning for flatwork, and the right approach for efflorescence on each material.

The Handover Timeline

The cleaning belongs before the marketing photos, the final walk-through, and the first tenants or buyers — not after. A documented, dated cleaning also gives the developer a baseline condition report: when the property is handed off clean and photographed, any staining or damage that appears afterward has a point of comparison.

New should look new. It rarely does by accident.
